Property-secured loan

Direct financing from Respaldo RD with your house, apartment, villa, lot or commercial space as collateral, with a first-lien mortgage.

Property loan terms

  • Property loans: US$15,000 to US$75,000 (approx. RD$900,000 to RD$4,500,000), 6 to 24 months, first lien only, up to ~50% of the appraised value.
  • Competitive rate, no hidden costs: we give you every term in writing before you sign.

Peso amounts use a reference rate of US$1 ≈ RD$60. Every application is reviewed; approval isn’t guaranteed.

How does a property-secured loan work?

We lend you our own capital, a conservative percentage of your property’s appraised value, and register a first-lien mortgage at the Registro de Títulos. You remain the owner and can live in the property or rent it out. When you finish paying, the mortgage is cancelled. For example: with an apartment appraised at US$150,000 (approx. RD$9,000,000) you could apply for up to our US$75,000 maximum, depending on your ability to repay.

Properties you can use

  • Houses and apartments, owner-occupied or rented.
  • Villas in tourist areas, including vacation rentals.
  • Lots and land with title.
  • Commercial premises and small buildings.

Typical requirements

  • A valid cédula (Dominican or foreign-resident ID card).
  • A Certificado de Título in your name (preferably for a surveyed, deslindado, property).
  • A Certificación del Estado Jurídico del Inmueble (legal-status certificate) from the Registro de Títulos.
  • IPI (property tax) paid up, where it applies.
  • An appraisal by an appraiser accepted by Respaldo RD.
  • Proof of income (including rental contracts, if any).

Does your property earn income?

A rented apartment, a vacation-rental villa or premises with a tenant earn income that counts in your assessment. Mention it in your application with a monthly estimate.

Important: a mortgage puts your property at risk if you don’t pay. Before you sign, we give you the rate, every fee, the total cost and the late-payment conditions in writing; read them carefully. This is general information, not legal advice.

Frequently asked questions

What does “first lien” mean?

That our mortgage is the first one registered on the property at the Registro de Títulos. If your property already has a mortgage, the new loan normally pays it off so ours is first.

Is a constancia anotada acceptable?

We prefer a Certificado de Título for a surveyed (deslindado) property. Tell us in your application which document you have; if it doesn’t fit our criteria and you authorize it, we can present your application to partner lenders.

Who pays for the appraisal?

We tell you in writing what the appraisal costs and who pays before it is done. Applying is free.

Can I keep living in or renting out my home?

Yes. You keep living in your home or renting it out throughout the loan. The only conditions: keep the IPI and taxes current, look after the property, and don’t sell or re-mortgage it until the loan is repaid. If you rent it out, that income counts in your assessment.
